A realtor is an important part of any home or property, and having the right one can make all the difference. But what makes someone the right realto+r?
First, it is important to note the difference between a realtor and a real estate agent.
According to Investopedia, real estate agents arrange real estate transactions, assist both buyers and act as their representatives in negotiations. These professionals go through training and exams to obtain their real estate license, and then are able to use the title of “real estate agent.”
A realtor, however, is an already licensed agent that is a member of the National Association of Realtors (NAR). When the agent becomes a member of the NAR, they then comply with a particular code of ethics and standards that the association holds. Essentially, they are agents who are held to a higher standard because of their membership in the NAR.
Now that you know what a realtor is let’s explore the benefits of having one. Your realtor has certain benefits of being in the NAR that gives them access to other databases and market information that an agent who is not a NAR member would not have. This, of course, is a benefit to you as well.
Now, what should you look for when searching for the realtor?
Talk to other homeowners that you know and ask for a recommendation. If they have good things to say about a particular realtor, it’s someone you should look in to.
You should do some research on the web as well. Look for a realtor who has numerous reviews and a high ranking on Google reviews, FB reviews as well as specialty sites like Zillow.
What does their track record look like? What kind of properties do they specialize in? Do they know a particular area or neighborhood the best? Again, reviewing their website, their social media and reviews can help you with this area as well.
Someone Who Has Your Best Interest In Mind
Whether it is a certain neighborhood you want to live in or a price you want to sell your home at, your realtor should want the best for you. They should be flexible on working with your schedule, around your responsibilities and readily available.
Look for someone who is going to effectively communicate with you. Are they following up with you? Are they making sure they understand everything you want/need clearly? You should feel comfortable expressing your wants, needs, questions and concerns with them. And don’t forget about having good chemistry. This will only help the communication between you! You should also talk about how they communicate best – are they a phone person, texter or emailer. Make sure they will communicate in your preferred manner.
In short, you want a realtor who loves what they do, has experience, is ethical and trustworthy. You want someone committed to selling your home or finding you the home of your dreams.
